Real Estate Protection Services

Our “Home Safety Check” is not to replace or be compared to a “Home Inspection”.
It is meant to advise the real estate agent / broker and the  present home owner about
potential, existing safety hazards with potential risks to cause harm to people and
possibly causing damage to the home.

Items included in the “Home Safety Check” include, but are not limited to:

ELECTRICAL:
  • Major electrical deficiencies like exposed wiring, improper electrical installations
and damaged electrical components. (Only visible and accessible wiring and
components are checked).
  • GFCI (Ground Fault Circuit Interrupter) Interior and Exterior Receptacles and
    Breakers.
  • Broken light fixtures and light bulbs (not including any “low-voltage” installation
    and fixtures).

DETECTORS:
  • Check existing Smoke Detectors  / Make recommendations for additional units, if
    needed.
  • Check CO Detectors (Carbon Monoxide) / Make recommendations for additional
    units, if needed.

HVAC
Forced-Air Furnaces:
  • Check for Gas leaks at shut-off valves and connections (if accessible).
  • Check Combustion chambers of furnace for debris and build-up.
  • Check Combustion and test for excessive Carbon Monoxide levels.

Fireplaces / Wood stoves / Space heaters
  • Check for Gas leaks at shut-off valves (if accessible).
  • Check Dampers for proper function.
  • Check flues and fire box for debris and build-up.

Air Conditioner:
  • Check basic function of unit (Season and Temperature permitted).

PLUMBING:
  • Check for Gas leaks at water heater shut-off valves and connection (if accessible).
  • Check Combustion and test for excessive Carbon Monoxide levels.
  • Check for Water leaks at visible connections and pipes.
  • Check Sump-Pump and Ejector Pump for basic functions (if accessible).

GENERAL:
  • Check door locks and automatic garage door openers.
  • Check for broken window panes and glass doors.
  • Check gutter – downspouts and extensions.
  • Check sump-pump discharge pipes and extensions.
  • Check stairs and decks for loose risers and loose or broken boards
  • View the home interior and exterior to check for obvious safety and health hazards.

At the end of the “Home-Safety-Check” we will prepare a simple report, listing the
reviewed items and outline safety-related deficiencies and recommendations.
